Whether you need landlord insurance for a leasehold flat depends on what parts of the flat you are legally responsible for. You can find out your responsibilities from the freeholder or from the lease agreement.

If you are not legally responsible for any part of the flat, then you will not be able to purchase landlord building or landlord fixtures and fittings insurance.

What does landlord fixtures and fittings insurance cover for flats?

If you are legally responsible for fixtures and fittings, you will need landlord fixtures and fittings insurance. It covers standard perils and will cover fitted kitchens and bathrooms, internal pipework, and internal walls.

Property owners liability is also included on landlord fixtures and fittings insurance for all insured parts of the flat however, any external and communal areas won't be covered.

What does landlord contents insurance for flats cover?

If you are renting a furnished flat, landlord contents insurance for flats will cover any white goods, free standing furniture, carpets, curtains, and blinds that you leave for the tenant to use. Contents-only liability will be included which will cover any liability claims arising from the contents and not the fixtures and fittings or any external and communal areas.
